What is Off-Plan Property?

Quite literally this property is sold “off the plans” – it comes from the
purchase being based on the builders/architects plans - the project has been set
in motion by the purchase of land and the design of the apartments or villas –
but very often sales start even before the foundations have been dug. This allows the
develkoper to augment his own investment funds with those of the ultimate
purchaser in the form of deposits and ”stage payments”– and of course it also
allows the investor to buy at lower “startup” pricing. Very often there is a
sliding scale of pricing as the project nears completion.This means that the
investor pays only a percentage of the final costs but sees the capital growth on the whole of the
value of the property. Further, during construction there is no mortgage to pay,
no furniture to buy and no tenants to worry about.
